Anoop Garg’s Investment Philosophy. 

To understand my Investment philosophy, it is important for you to understand my background and my larger goals.

I am a real estate broker and a savy full time real estate investor. I am using real estate to build wealth and create financial freedom. I am in it for long term. I understand the power of leverage, tax & legal advantages, appreciation and cash flow that only real estate offers. I have developed a system and have a TEAM in place to achieve my goals. 

My philosophy is to buy property that has been under performing, has substantial rent increase opportunity. Property location is of utmost importance to me. Property has to be in a good working class neighborhood so as to create good demand for rental, goal is to have no vacancy. I micro manage the property for next 2 years, i.e  personally selecting tenants, getting rid of bad apples, improving the property & general living environment. I buy in an area adjoining an expensive area. Thus providing rent upside, price appreciation and desirability of living conditions.  

Please understand that very few people are as motivated, trained & focused and understand the POWER of real estate investing as I do and thus I achieve results that common people can’t.
